Manager Real Estate Finance – Immobilienfinanzierung

Responsibilities

Our talent team is representing a confidential real estate investment organization based in Duisburg. We are seeking a Manager Real Estate Finance to support the structuring, procurement, and ongoing management of financing for commercial properties, development projects, and real estate portfolios across Germany.

In this role, you will manage the complete financing lifecycle—from initial funding requests through offer evaluation, contract negotiation, and drawdown coordination. You will handle acquisition financing, portfolio refinancing, development loans, and construction bridge financing, working closely with senior leadership, transactions teams, asset management, controlling, legal, and accounting departments.

You will serve as the primary point of contact with banks, debt funds, financing intermediaries, appraisers, and external advisors. This position combines rigorous financial analysis with hands-on process management of complex financing transactions. You will need to engage deeply with the economic, technical, and legal characteristics of individual properties and development projects.

Key responsibilities include:

• Preparing and managing real estate financing processes from initiation to close
• Creating financing requests, bank documentation packages, and decision memoranda
• Coordinating with banks and alternative financing partners
• Reviewing and comparing financing proposals
• Building and analyzing business plans, cashflow models, and financing scenarios
• Supporting due diligence processes and loan agreement negotiations
• Coordinating drawdown requirements and fund releases
• Monitoring existing financings, covenants, and reporting obligations
• Contributing to extensions, refinancings, and financing modifications
• Preparing regular financing and liquidity reports
• Collaborating closely with the Head of Financing

What We're Looking For

• Completed degree or vocational training in real estate, banking, finance, or a related field
• Minimum three years of professional experience in real estate finance, credit origination, or real estate finance roles
• Hands-on experience with portfolio financing, acquisition financing, or development financing
• Strong knowledge of real estate metrics and financing structures
• Proven ability to create and evaluate business plans and cashflow models
• Advanced Excel skills
• Analytical, structured, and self-directed working style
• Confident presence when dealing with banks and advisors
• Excellent German language skills and good English proficiency
