Senior Preconstruction Manager / Technische Akquise (m/w/d)

Responsibilities

We are representing a confidential construction technology organization in Berlin that is seeking a Senior Preconstruction Manager to serve as the critical link between clients and projects. In this role, you will translate client requirements into technically sound, economically viable, and commercially compelling concepts based on a timber-hybrid building system.

Important: This position does not involve cold calling. You will work with qualified project inquiries and established client relationships. Prior experience in timber or hybrid timber construction is not required—you will build expertise in a construction method shaping the future of residential building.

Your core responsibilities include:

• Providing comprehensive client consulting for turnkey, multi-story residential building projects from initial qualified inquiry through contract signing
• Managing the entire sales and proposal process, including client communication, offer workshops, technical clarifications, and deal closure
• Developing technically and economically compelling offers based on a timber-hybrid building system (proposal processing, cost calculation, technical concepts)
• Coordinating all relevant interfaces for proposal creation and project development (architecture, specialist planning, system planning, procurement, production, finance, legal)
• Designing, negotiating, and finalizing construction contracts under German BGB and VOB frameworks
• Supporting and developing existing client relationships in turnkey residential construction alongside key account management
• Contributing actively to the continuous improvement of sales processes

What We're Looking For

• Minimum 5 years of professional experience in a comparable role (e.g., technical acquisition, proposal management, preconstruction, sales engineering in commercial construction)
• Experience in turnkey commercial construction (general contractor), ideally in residential building
• Strong practical construction understanding and technical acumen
• Exceptional communication skills, pronounced customer orientation, and persuasive abilities
• Entrepreneurial mindset and confident presence, including in negotiation situations
• Fluency in German is essential for this role; English proficiency is beneficial
• Not required: Prior experience in timber or hybrid timber construction—structured onboarding will be provided
