As Property Manager II at PATH Villas Hollywood, you will direct comprehensive operations of this substantial residential community, overseeing resident services, team leadership, compliance functions, and facility maintenance. Live-on-site is required for this position, and driving is an essential job function.
What You'll Do
- Direct occupancy operations: market available units, evaluate prospective residents, facilitate move-ins, and verify housing eligibility and compliance.
- Lead on-site staff including maintenance and janitorial teams; hire, assign work, monitor performance, and provide coaching to maintain operational standards.
- Oversee emergency preparedness by creating and updating response protocols, preparing staff, and educating residents on procedures for fires, natural disasters, and safety threats.
- Handle after-hours emergencies and urgent situations, coordinating rapid response to safety risks, maintenance crises, or resident incidents.
- Build resident connections through open communication, conflict resolution, and fostering a respectful, secure living environment.
- Track property information in management systems, maintain compliant resident files, and produce required reports for audits and regulatory bodies.
- Coordinate supply and equipment purchases, approve vendor payments, and process paperwork per organizational policy.
- Ensure property and grounds remain safe and well-maintained by arranging routine repairs, emergency fixes, and preventive maintenance schedules.
- Facilitate resident and staff meetings, community gatherings, and service-delivery coordination aligned with organizational and program goals.
- Monitor property finances by tracking revenue and expenses, preparing budgets, managing cash, and reporting on financial health.
- Execute lease enforcement procedures, including notice issuance and eviction coordination per applicable law and company policy.
- Ensure compliance with all rules, regulations, and legal requirements from local agencies and regulatory bodies.

Required: Valid US work authorization; current driver's license, vehicle insurance, and proof of vehicle ownership (essential for this role); ability to pass TB testing, background screening, and drug screening; CPR and First Aid certification or willingness to obtain it before hire.
