About the Role

As the primary on-site leader, you'll oversee all aspects of property operations at this West Carson housing community, including tenant relations, occupancy management, regulatory compliance, maintenance coordination, and emergency response. You'll supervise on-site staff and manage complex financial and operational activities across a larger, multi-unit property requiring strong leadership and independent judgment.

What You'll Do

  • Lead occupancy operations: marketing, applicant screening, resident interviews, move-ins, and eligibility verification
  • Supervise on-site staff (maintenance, janitorial, assistant manager); conduct hiring and performance management
  • Manage property finances: budget development, revenue and expense monitoring, vendor invoice approval, and cash management
  • Oversee maintenance operations: coordinate routine and emergency repairs, implement preventative maintenance schedules
  • Build resident relationships through open communication, conflict resolution, and community support
  • Develop and implement emergency response plans for fires, natural disasters, and building emergencies
  • Maintain accurate occupancy records, tenant files, and property documentation per regulatory standards
  • Administer lease enforcement, including issuing notices and coordinating evictions as required
  • Respond to urgent property and resident emergencies outside regular business hours
  • Coordinate resident meetings, community events, and staff meetings

What We're Looking For

Required:

  • Three or more years of property management experience at multi-family housing
  • Valid driver's license; reliable personal transportation (driving is essential)
  • Proof of vehicle insurance and ownership; ability to qualify for PATH's coverage
  • U.S. employment authorization; CPR/First Aid certification (or willingness to obtain)
  • Ability to pass tuberculosis testing, background screening, and drug screening

Preferred:

  • Bachelor's degree in social work, business administration, public administration, or related field
  • Supervisory experience managing a team of at least two employees
  • Property management experience with 50+ residential units
  • Experience managing annual operating budgets exceeding $750,000
