Maintenance Assistant Supervisor

Weinstein Properties is hiring a Full-Time Maintenance Assistant Supervisor at our Abbington West End property in Henrico, VA. This hands-on leadership role combines technical expertise in building systems with team coordination to keep our community operating smoothly and residents satisfied.

Join our maintenance team as a Maintenance Assistant Supervisor where you'll blend hands-on technical work with supervisory leadership. You'll oversee service team operations at a well-established residential community, ensuring all repairs, upkeep, and preventive maintenance align with professional standards and company policies. In this hands-on position, you'll diagnose and resolve issues across HVAC systems, electrical, plumbing, pool maintenance, carpentry, drywall, structural repairs, and appliances. You'll schedule and supervise both in-house team work and contracted vendor services. Compensation includes starting pay at $26 per hour based on experience, a $1,500 sign-on bonus, an on-call bonus of $150 weekly (calls or no calls) plus an additional $150 on holidays, and a quarterly performance bonus potential of $1,110. Your Responsibilities

• Direct and coordinate apartment maintenance and repair activities for the residential community
• Diagnose and perform repairs on HVAC systems, electrical systems, plumbing, appliances, and structural components
• Schedule and supervise both in-house maintenance work and vendor services
• Assign work orders and manage team scheduling using business software systems
• Maintain inventory and order supplies as needed for ongoing operations
• Conduct quality inspections to ensure work meets company standards and resident expectations
• Participate in on-call rotation with other team members for emergency maintenance needs
• Document repairs and maintenance activities accurately in property records

Requirements

• Minimum four years of trade-related work experience in building maintenance fields
• At least one year of direct hands-on apartment maintenance experience in a lead, assistant, or supervisory capacity
• EPA/CFC Refrigerant certification (Type I, Type II, or Universal certification required)
• Demonstrated hands-on experience with HVAC repair and diagnostics
• Working knowledge of electrical systems, plumbing, appliance repair, carpentry, and interior/exterior maintenance
• Proficiency with work order management software, email communication, and scheduling tools
• Current valid driver's license with reliable transportation
• Personal tools required for the role
• Willingness to participate in on-call rotation schedule with other supervisory staff
• Pass of DMV check and background/criminal screening
