About This Opportunity
We are representing a confidential real estate investment organization focused on sustainable transformation strategies in the residential sector. Our client is seeking an experienced Director of Institutional Capital and Partnerships to lead investor acquisition and relationship management across Germany, with primary focus in Frankfurt, Hamburg, and Berlin.
This is a senior individual contributor role combining strategic capital raising with deep investor relationship management. You will serve as the primary point of contact for institutional investors, independently managing conversations from initial outreach through to final closing. This is not purely a sales position—you will work closely with transaction teams, asset management, and executive leadership to align investor expectations with operational capabilities.
Responsibilities
- Build and maintain relationships with pension funds, insurance companies, foundations, family offices, and fund-of-funds across the German institutional market
- Independently manage the complete investor lifecycle from qualification and initial contact through contract execution
- Create and continuously refine investor materials including teasers, pitch decks, track record presentations, and investment memoranda
- Coordinate investor-side due diligence processes, including RFPs, DDQs, and data room requests
- Negotiate commercial terms (fee structures, co-investment rights, governance, reporting requirements) in alignment with executive leadership
- Monitor market trends including allocation behavior, competitive vehicles, and regulatory developments (Solvency II, AnlV, KAGB)
- Maintain investor pipeline in CRM with reliable reporting to management
- Represent the organization at industry events including Expo Real, MIPIM, and specialist conferences
What We're Looking For
Required qualifications:
- 5–8 years of proven experience in capital raising, investor relations, or institutional sales—real estate focus is mandatory
- Active, verifiable network with German institutional investors and documented track record of closed transactions
- Deep understanding of real estate metrics and structures including IRR, equity multiple, cash-on-cash returns, waterfall structures, leverage, and asset vs. share deals
- Comprehensive knowledge of regulatory frameworks governing German institutional investors
- Fluent German and English (written and spoken)
- Willingness to travel within Germany
Preferred background:
- Experience with value-add or opportunistic strategies beyond core real estate
- Previous experience on the investor side (capital deployment, real estate divisions)
- Experience working with international limited partners or Luxembourg structures
- Existing relationships with placement agents and consultants
