Join PATH (People Assisting the Homeless) as a Property Manager I at our Del Rey location in Los Angeles County. In this full-time position, you'll provide essential on-site leadership to ensure stable housing and supportive community operations.
About the Role
As Property Manager I, you serve as the primary on-site leader responsible for all daily operations at our property. You'll manage resident move-ins, lease compliance, staff supervision, maintenance coordination, emergency preparedness, and financial oversight. Managing properties with up to 50 residential units and budgets to $750,000, you create the foundation for residents' stability and success. Onsite residency is required.
What You'll Do
- Oversee resident intake, screening, interviews, and move-ins while maintaining housing eligibility and program compliance standards.
- Oversee the on-site team including maintenance, janitorial, and administrative personnel; conduct hiring interviews, prioritize work assignments, and provide performance feedback aligned with company standards.
- Manage occupancy tracking, resident access documentation, lease enforcement through proper notice procedures, and coordinate eviction proceedings per applicable law.
- Develop emergency preparedness plans covering fire, natural disasters, and security incidents; coordinate staff roles and resident communication.
- Respond to urgent property or resident issues outside business hours, addressing safety concerns and maintenance emergencies to ensure continuous operations.
- Foster community engagement by facilitating resident communication, resolving concerns, organizing meetings and community events, and coordinating service partnerships.
- Maintain accurate property records in management systems, organize tenant files per regulatory standards, and prepare audit-ready documentation.
- Manage annual tax credit and subsidy recertification processes, coordinate resident documentation, verify eligibility, and ensure compliance.
- Monitor property finances including revenues, expenses, budgeting, financial reporting, and cash management to support sustainable operations.
- Identify property supply needs, coordinate purchasing within organizational policies, approve vendor invoices, and oversee routine and emergency building maintenance.
What We're Looking For
- Minimum two years' experience as a Property Manager at a multifamily housing property, ideally affordable or permanent supportive housing.
- Bachelor's degree preferred in social work, business, public administration, or related field.
- Strong analytical skills, attention to detail, clear communication (verbal and written), collaborative teamwork, proactive problem-solving, and sound ethical judgment.
- Experience with affordable housing compliance programs preferred; must obtain CPR and First Aid certification.
- Valid driver's license, reliable transportation, personal vehicle insurance, and proof of insurability (driving is an essential job function). Employment eligibility required. Background screening, TB test, and drug screening required as conditions of hire.
