PATH (People Assisting the Homeless) seeks an experienced Property Manager II to lead operations at our South Park community in Los Angeles County. This is a full-time, on-site leadership position managing a 50+ unit supportive housing property with responsibility for resident services, staff supervision, regulatory compliance, and community excellence.

About the Role

The Property Manager II serves as the on-site operational leader for a major affordable housing community. You'll manage all aspects of residential property operations—from occupancy and tenant relations to maintenance, staffing, compliance, and financial accountability. This role requires living on-site and leading a team dedicated to creating a stable, supportive housing environment where residents can thrive.

What You'll Do

  • Oversee occupancy management, including marketing vacant units, screening applicants, conducting interviews, coordinating move-ins, and ensuring compliance with housing eligibility requirements.
  • Supervise on-site staff (maintenance, janitorial, assistant manager roles), including hiring, task prioritization, performance management, and professional development.
  • Develop and maintain emergency preparedness plans; respond to urgent property or resident issues outside business hours to ensure safety and security.
  • Build and maintain positive relationships with residents; address concerns, resolve conflicts, and foster a safe, respectful community environment.
  • Coordinate property maintenance and repairs, oversee preventative maintenance planning, and ensure buildings and grounds are clean, safe, and well-maintained.
  • Manage lease enforcement, including issuance of notices and coordination of eviction proceedings in accordance with applicable law and company policy.
  • Maintain accurate property records and tenant files in property management systems; ensure compliance with regulatory documentation standards.
  • Monitor property finances, including operating budgets, revenues, expenses, and cash management to support sustainable operations.
  • Coordinate procurement, vendor relationships, and invoice review and approval in accordance with organizational purchasing policies.
  • Organize and participate in community meetings, staff meetings, and resident events to promote engagement and communication.

What We're Looking For

  • Three or more years of experience as a property manager at a multi-family housing property, ideally in affordable or permanent supportive housing.
  • Proven success supervising a team of employees.
  • Experience managing properties with 50 or more units and operating budgets exceeding $750,000.
  • Bachelor's degree preferred in social work, business, public administration, or a related field.
  • Strong analytical skills, attention to detail, and ability to manage complex operations independently.
  • Excellent communication and collaboration skills.
  • Demonstrated problem-solving and critical thinking abilities.
  • Valid driver's license; reliable transportation required (driving is an essential job function).
  • Current CPR and First Aid certification, or willingness to obtain before hire.
  • Authorization to work in the United States; PATH does not sponsor visas.
  • Willingness to pass background screening, tuberculosis test, and drug screening as a condition of employment.
