About the Role
This full-time Maintenance Technician 1 position (JR 5674) keeps PATH's residential facilities in Los Angeles functioning safely and well-maintained. You'll combine diverse technical skills—plumbing, electrical, carpentry, HVAC work—with a commitment to our housing mission: connecting 23 people weekly with stable homes. The role requires you to live on-site at the facility.
What You'll Do
- Execute building repairs and maintenance across multiple systems: plumbing, heating/cooling, electrical work, carpentry, and light construction.
- Refresh residential units between occupants—painting, deep cleaning, minor remodeling, and repairs to doors, locks, and fixtures.
- Service plumbing infrastructure: sinks, toilets, water heaters, drainage systems, pumps, and grease traps.
- Handle flooring: replace tile, linoleum, baseboards, carpeting; shampoo or steam-clean carpet as needed.
- Perform masonry work—mixing mortar, setting and finishing brickwork.
- Track preventative maintenance schedules and building audits; complete work orders with accurate documentation.
- Address safety concerns urgently via the ticketing system; implement temporary safeguards and escalate to management for permanent fixes.
- Maintain organized, stocked maintenance shops and supply areas.
- Respond to emergency situations—fires, earthquakes, utility issues—coordinating with management and supporting safe evacuations.
- Operate hand and power tools competently: drills, saws, joiners, planers, and shop equipment.
- Participate in on-call rotation schedules as required.
- Support maintenance team members and cover absent colleagues as directed.
What We're Looking For
- High school diploma or GED (preferred; candidates of all experience levels encouraged to apply).
- Two years in multi-family residential maintenance (preferred).
- Detail-oriented with strong analytical abilities and commitment to accuracy.
- Collaborative approach to teamwork; clear communication with residents, colleagues, and supervisors.
- Self-directed initiative and creative problem-solving ability.
- Ethical conduct and professional boundaries.
- Valid driver's license, reliable personal vehicle, and current insurance—driving is essential to this role.
- Current or willingness to obtain CPR and First Aid certification.
- Ability to pass tuberculosis screening, background check, and drug screening.
- Authorization to work for any US employer; we cannot sponsor visas.
