What This Role Involves
In this senior advisory role, you will serve as the technical expert evaluating real estate development projects across India. Your responsibilities span the entire lifecycle of project monitoring — from initial site assessment through financial certification and ongoing risk surveillance. You will conduct thorough technical investigations, analyse project financials, and deliver risk-based recommendations to institutional investors, developers, and financial advisors. Your work directly influences major investment decisions in India's dynamic real estate sector.
Key Responsibilities
- Execute detailed on-site visits to assess project quality, progress, and compliance with construction standards
- Evaluate project timelines and monitor adherence to planned development schedules
- Review construction bills, invoices, and payment documentation for accuracy and legitimacy
- Certify bills and claims following thorough technical and financial verification
- Conduct comprehensive risk assessments covering structural integrity, regulatory compliance, commercial viability, and financial health
- Document findings in detailed, professional reports with clear risk ratings and actionable recommendations
- Liaise with project teams, contractors, engineers, architects, and financial stakeholders to gather information and clarify observations
- Stay current with evolving Indian real estate regulations and industry best practices
Requirements
- In-depth knowledge of Indian real estate development practices and construction methodologies
- Solid grasp of regulatory requirements, compliance frameworks, and legal aspects of real estate projects in India
- Demonstrated commercial acumen with the ability to analyse project economics and financial viability
- Bachelor's degree in engineering, architecture, commerce, finance, or a related discipline
- Proven experience in technical due diligence, project assessment, or similar advisory roles
- Excellent written and verbal communication skills in English
- Willingness to travel for on-site project inspections
- Strong analytical capabilities and attention to detail
