Service Manager

Orion Real Estate Services is hiring a full-time Service Manager to oversee all maintenance operations at our apartment community in Round Rock, Williamson County. Lead our maintenance team, direct capital projects, and keep our properties running at peak performance.

Position Summary

As Service Manager, you'll manage the complete scope of physical property operations for our multi-family residential community. You'll oversee apartment make-ready projects, execute preventative maintenance programs, and direct construction and rehabilitation initiatives. Your leadership will guide the maintenance team, your hands-on involvement will solve problems quickly, and your commitment to excellence will directly improve resident satisfaction and asset value.

Your Responsibilities

• Supervise maintenance staff and lead daily operations across the community
• Plan, coordinate, and oversee apartment make-ready projects for move-ins
• Develop and implement preventative maintenance schedules and protocols
• Direct construction, renovation, and capital improvement projects
• Manage repair requests and work orders with attention to quality and timeline
• Maintain compliance with building codes and safety standards
• Oversee vendor and contractor relationships and performance
• Track maintenance records, budgets, and departmental expenses

Who We're Looking For

• Demonstrated experience managing maintenance departments or leading property maintenance teams
• Solid knowledge of apartment and multi-family property maintenance best practices
• Strong background in preventative maintenance and project management
• Leadership skills with the ability to motivate, mentor, and hold staff accountable
• Problem-solving mindset with a hands-on approach and willingness to pitch in
• Capability to juggle multiple projects and coordinate competing priorities
• Clear communication skills and a resident-focused service orientation
• Physical capability to work on-site full-time in Round Rock, including maintenance tasks
