Land Solutions, Right of Way Acquisition Specialist – Washington State

Atwell is seeking a Land Solutions, Right of Way Acquisition Specialist to join our team in Seattle, King County, and help us deliver innovative consulting and engineering solutions across real estate development and energy markets.

About the Role

As a Right of Way Acquisition Specialist at Atwell, you'll play a critical role in securing property rights and easements essential to successful project delivery. Working within our Land Solutions division, you'll partner with project teams, clients, and property owners to navigate complex acquisition processes and achieve project timelines. This is a full-time position based in our Seattle, King County office.

What You'll Do

• Negotiate and execute property acquisitions, easements, and right of way agreements with property owners and stakeholders
• Manage the complete right of way acquisition lifecycle, from initial property appraisals through final documentation and title transfer
• Conduct property valuations and appraisal reviews to support fair market negotiations
• Prepare and review legal documentation, contracts, and compliance materials for accuracy and compliance
• Coordinate with project teams, engineers, contractors, and municipal agencies to align acquisition timelines with construction schedules
• Research property records, survey data, and boundary information to verify ownership and identify acquisition requirements
• Resolve disputes, title complications, and outstanding issues that arise during the acquisition process
• Maintain detailed project records and status reports for all active acquisitions

What We're Looking For

• Proven experience in right of way acquisition, property negotiation, or real estate development
• Strong negotiation and communication skills, with the ability to build rapport with diverse stakeholders
• Knowledge of real estate law, property rights, easements, and acquisition procedures
• Excellent project management and organizational capabilities
• Ability to manage competing priorities and meet strict project deadlines
• Proficiency with legal documentation, contracts, and property title research
• Familiarity with GIS mapping or property information systems is a plus
• Bachelor's degree in real estate, business, law, or related field, or equivalent professional experience
