Director Institutional Capital and Partnerships (m/w/d) – Frankfurt, Hamburg und Berlin

Responsibilities

We are representing a confidential real estate investment organization seeking a Director of Institutional Capital and Partnerships to lead the acquisition of institutional clients and mandates, with a focus on residential Brown-to-Green transformation strategies. This role encompasses partnerships and asset management mandates for transforming existing portfolios, as well as raising institutional equity capital across various structures—from club deals and separate accounts to joint ventures and fund vehicles.

You will serve as the primary point of contact for investors, independently leading conversations through to closing, and systematically building out the partner and capital side of the platform. This is not purely a sales role; you will work closely with transaction teams, asset management, and executive leadership, translating between investor expectations and operational reality.

Your core responsibilities include:

• Building and maintaining relationships with pension funds, insurance companies, savings banks, foundations, family offices, and funds of funds
• Independently approaching, qualifying, and managing investors throughout the entire cycle—from initial contact to contract execution
• Creating and developing investor materials including teasers, pitch decks, track record presentations, and investment memoranda
• Managing due diligence processes on the investor side, including coordination of RFPs, DDQs, and data room requests
• Negotiating commercial terms (fee structures, co-investment rights, governance, reporting requirements) in coordination with executive leadership
• Conducting continuous market monitoring regarding allocation behavior, competitive vehicles, and regulatory developments
• Maintaining the investor pipeline in CRM and providing reliable reporting to management
• Representing the organization at industry events and conferences

What We're Looking For

Required qualifications:

• Minimum 5–8 years of substantial professional experience in capital raising, investor relations, or institutional sales—with mandatory real estate focus
• Proven, active network with German institutional investors and demonstrable track record of successful closings
• Deep understanding of real estate metrics and structures (including IRR, equity multiple, cash-on-cash, waterfall structures, leverage, asset deal vs. share deal)
• Comprehensive knowledge of regulatory frameworks governing German institutional investors
• Fluent German and English language skills, both written and spoken
• Willingness to travel within Germany

Preferred qualifications:

• Experience with value-add or opportunistic strategies beyond core investments
• Prior experience on the investor side (e.g., capital investment, real estate departments)
• Experience working with international limited partners or Luxembourg structures
• Existing relationships with placement advisors and consultants
