Associate Director – Cost Manager / Quantity Surveyor – Construction Management

Turner & Townsend seeks an experienced Associate Director—Cost Manager and Quantity Surveyor—to lead comprehensive cost management initiatives for premium commercial real estate clients in Miami, Miami-Dade County. As a full-time professional, you'll direct cost strategies across a diverse project portfolio while guiding internal teams and external partners toward successful delivery.

Position Summary

This Associate Director role combines advanced cost management expertise with leadership responsibilities. You'll oversee cost planning, estimation, and control for complex commercial real estate programs, delivering measurable value to key clients while building and mentoring a collaborative team. Your strategic input shapes project outcomes from concept through completion.

Responsibilities

• Lead and manage comprehensive cost management services, including budgeting, estimating, and cost control across multiple concurrent projects
• Develop, review, and validate cost estimates aligned with project scope, schedule, and client objectives
• Monitor project expenditures and forecast final costs, identifying variances and recommending corrective actions
• Direct value engineering efforts to optimize project delivery while maintaining quality and client satisfaction
• Manage relationships with key stakeholders—clients, design teams, contractors, and internal departments—ensuring alignment on cost strategy
• Review construction contracts, insurance, and project documentation to support informed cost and risk decisions
• Mentor junior team members and promote continuous improvement in cost management practices

What You Bring

• Extensive experience in cost management, quantity surveying, or construction estimating, with a proven track record in similar leadership roles
• Deep knowledge of commercial real estate project delivery, cost principles, and industry standards
• Proficiency with cost estimation software, project management platforms, and relevant modeling systems
• Strong analytical skills and meticulous attention to detail in financial forecasting and risk assessment
• Excellent communication and interpersonal abilities; demonstrated capacity to influence stakeholders and lead cross-functional teams
• A professional designation such as QS, CPM, or PE, or advanced construction management education
• Ability to manage multiple projects simultaneously while maintaining accuracy and meeting tight deadlines
