As a Leasing and Occupancy Specialist II with WinnCompanies, you will help operate Church Hill / Fairmount, a 298-unit affordable housing community in Richmond, Virginia. This full-time, on-site position centers on the daily leasing and marketing work that keeps apartments occupied and residents satisfied, from first inquiry through lease renewal.

Key Responsibilities

• Manage day-to-day leasing and marketing efforts tied to apartment rentals.
• Coordinate resident move-ins and guide prospective tenants through the application process.
• Process income re-certifications in line with affordable housing program requirements.
• Handle lease renewals and maintain accurate occupancy records.
• Deliver attentive, professional service to prospects, applicants, and current residents.

Qualifications

• Prior experience in residential leasing, property management, or a related customer-facing role.
• Familiarity with affordable housing leasing and re-certification practices is an asset.
• Strong communication and relationship-building skills with a service-first mindset.
• Organized and detail-oriented, with the ability to manage multiple leasing activities at once.
• Comfortable working on-site at the Church Hill / Fairmount community in Richmond, VA.
