We are representing a confidential real estate development firm focused on affordable residential construction across Germany and Europe. Our client takes an entrepreneurial, vertically integrated approach to building—emphasizing standardization, cost efficiency, and speed without compromising quality. They have successfully delivered over €1 billion in residential projects and are redefining how housing is developed through internal teams, direct trade contracting, and a systematic project playbook.

We are seeking a Project Director for Turnkey Residential Construction to take full ownership of multi-family housing projects (approximately 100 units each) from concept through handover in Munich.

Responsibilities

• Lead the complete delivery of turnkey residential projects—concept, planning, permitting, construction, and handover
• Ensure adherence to the client's established project development handbook while proposing improvements to systems and processes
• Optimize planning and construction concepts with a focus on efficiency, cost control, and schedule acceleration
• Coordinate and oversee architecture and engineering teams during the planning phase
• Negotiate and draft contracts with partners, contractors, and service providers based on the client's framework
• Manage project teams responsible for executing individual trade packages (direct contracting model, no general contractor)
• Coordinate with authorities, engineers, architects, and subcontractors throughout the project lifecycle
• Drive decisions that ensure quality, budget, and timeline targets are not only met but exceeded

What We're Looking For

• Completed degree in Architecture, Civil Engineering, Construction Management, or equivalent professional experience

Pay

Compensation for this role includes a competitive base salary plus a substantial performance-based bonus structure tied to clearly defined project milestones. Performance bonuses are paid in tranches throughout the project lifecycle and can range from 12 to 36 monthly salaries per project, depending on achievement of targets such as permit acquisition with improved parameters, on-budget completion of shell construction, and successful final delivery. Compensation details, including bonus framework and payment schedule, will be discussed during the interview process. All performance-based pay is contractually guaranteed with clear goals and rewards.
