Make Ready Technichian (TX)

Birchstone seeks a detail-oriented Make Ready Technician to join our team in Irving, Dallas. This full-time position is central to our community's success, preparing residential units to exceed resident expectations and company standards before occupancy.

Position Summary

As a Make Ready Technician with Birchstone, you'll be the expert responsible for transforming vacant apartments into move-in-ready homes. Working at our Irving, Dallas location, you'll execute a comprehensive range of preparation activities—from visual inspections and minor maintenance work through final quality checks—ensuring every unit meets Birchstone's exacting standards and is prepared on schedule. This hands-on role combines precision, problem-solving, and a commitment to safety and quality craftsmanship.

Your Responsibilities

• Inspect vacant units thoroughly and document required preparation work
• Perform basic maintenance and repair tasks, including appliance checks, fixture repairs, and wall touch-ups
• Execute timely completion of service requests and unit turnovers
• Assist with special projects and capital improvement initiatives as directed
• Verify all utilities, HVAC systems, and appliances are functioning properly
• Clean and prepare units to Birchstone standards for incoming residents
• Coordinate with maintenance teams and community management on project status
• Report completion activities, issues, and safety concerns promptly

What We're Looking For

• High school diploma or equivalent
• Proven experience in apartment maintenance, janitorial services, or similar preparation roles
• Ability to perform physical tasks including lifting, climbing, and working at heights safely
• Basic mechanical aptitude and comfort with hand tools and equipment
• Strong attention to detail and commitment to quality workmanship
• Ability to follow instructions, work independently, and manage time effectively
• Valid driver's license and reliable transportation
• Willingness to adhere to all safety protocols and company standards
