Property Manager – LIHTC Property- New Construction

Summit Management Group, Inc. is hiring a full-time Property Manager to lead operations at newly constructed Low-Income Housing Tax Credit (LIHTC) properties in Grand County, Colorado. This is an excellent opportunity to launch tenant relations and community operations at brand-new, purpose-built affordable housing sites.

Role Overview

As the on-site Property Manager, you'll oversee the leasing launch and day-to-day operations of two newly constructed LIHTC properties in the Granby and Silvercreek area. You'll manage occupancy and tenant relations across approximately 141 residential units, playing a central role in the critical initial lease-up phase. The position includes an on-site manager's apartment so you're continuously available for resident needs and property emergencies.

Core Duties

• Process tenant applications, conduct resident screening, and manage lease execution and move-ins as units become available
• Collect rent, maintain tenant records and ledgers, and coordinate billing and financial reporting
• Schedule and oversee maintenance, coordinate repairs, and ensure both properties meet housing quality standards
• Administer leases, address resident issues, and build positive community relationships
• Maintain compliance with HUD regulations, LIHTC program rules, and state and local housing requirements
• Track occupancy metrics and report on property performance to management
• Respond to emergencies and coordinate emergency services as needed

Who We're Looking For

• Experience managing residential rental properties, especially LIHTC or other affordable housing programs
• Understanding of fair housing laws, HUD compliance, and affordable housing regulations
• Strong organizational skills and ability to manage multiple responsibilities independently
• Competence with tenant leasing, rent collection, and community engagement
• Comfort with property management systems and standard business software
• Valid driver's license and reliable transportation
