Assistant Maintenance Manager

S L Nusbaum Realty Co is hiring an Assistant Maintenance Manager to join the team at Sherwood Crossing, our multifamily community in Mechanicsville, VA, located in Henrico County. This is a full-time position offering the opportunity to support essential property operations at a respected real estate management organization.

The Opportunity

As Assistant Maintenance Manager at Sherwood Crossing, you'll play a key role in keeping our community's systems and facilities in excellent working order. Working alongside our Maintenance Manager, you'll develop hands-on expertise in residential property maintenance while contributing to resident satisfaction through timely, effective facility management. This position offers growth potential within one of the Southeast's largest multifamily operators.

Responsibilities

• Coordinate and supervise maintenance staff activities across assigned areas of the property
• Respond to and prioritize resident maintenance requests, ensuring quality workmanship and timely completion
• Develop and implement preventative maintenance schedules to minimize downtime and resident disruption
• Manage vendor relationships and coordinate with contractors for specialized repairs
• Maintain equipment logs, maintenance records, and property documentation
• Conduct routine property inspections and identify maintenance needs
• Support emergency repairs and after-hours maintenance issues as needed

What We're Looking For

• High school diploma or equivalent
• 1–3 years of maintenance or facilities experience, ideally in multifamily residential settings
• Strong mechanical knowledge and troubleshooting ability
• Excellent communication and organizational skills
• Ability to prioritize multiple tasks and work independently
• Valid driver's license and willingness to respond to emergency calls
• Familiarity with maintenance software or willingness to learn it
