What This Role Involves

You'll manage a regional portfolio of residential properties, directly overseeing the general managers and property staff who operate each community. This role bridges the gap between property-level operations and executive strategy: you'll ensure day-to-day compliance and quality while driving portfolio-wide initiatives around financial performance, resident satisfaction, and long-term asset development. You'll report on regional performance, recommend capital investments, and lead continuous improvement across the portfolio.

Core Duties

  • Conduct regular property inspections, audits, and operational reviews
  • Monitor financial performance, occupancy, lease compliance, and regulatory adherence
  • Develop and implement strategic plans for portfolio repositioning and growth
  • Manage resident relations escalations and community engagement
  • Oversee budgeting, revenue forecasting, and capital planning for the region
  • Ensure all properties maintain affordable housing certification and compliance with tax credit, Section 8, or other subsidy programs
  • Collaborate with senior management on staffing, policy, and funding decisions

Requirements

  • 5+ years of property management experience, with at least 2 years in affordable or subsidized housing
  • Demonstrated success supervising and developing property management teams
  • Deep knowledge of LIHTC, Section 8, HOME, or other affordable housing compliance requirements
  • Solid understanding of property financials, budgeting, and performance metrics
  • Strong written and oral communication skills
  • Proven organizational and analytical abilities
  • Bachelor's degree in business, real estate, management, or related field; equivalent professional experience considered
