About the Role

As an ESA Contractor with Cretelligent, you'll conduct comprehensive Phase I Environmental Site Assessments that are critical to commercial real estate transactions. You'll serve as an independent contractor, working directly with property owners, real estate professionals, and commercial clients to evaluate environmental risks and compliance issues. This is a hands-on, field-based position where your expertise will directly influence real estate due diligence decisions.

What You'll Do

• Perform thorough site inspections and property walkthroughs to identify environmental conditions and potential concerns
• Review historical environmental records, regulatory databases, and property documentation
• Conduct interviews with current and former property owners, operators, and facility managers
• Prepare detailed Phase I ESA reports that document findings, risks, and recommendations
• Assess regulatory compliance and identify environmental liabilities for commercial properties
• Communicate findings clearly to clients, real estate professionals, and legal teams
• Maintain detailed field notes and documentation standards for all assessments

What We're Looking For

• Professional experience conducting Environmental Site Assessments or Phase I evaluations
• Knowledge of EPA standards, ASTM E1527, and environmental regulations
• Ability to identify environmental conditions and potential liabilities on commercial properties
• Strong written communication skills for clear, professional report preparation
• Reliable transportation and flexibility to travel throughout Erie County and surrounding areas
• Professional demeanor and ability to interact effectively with property owners and clients
• Attention to detail and commitment to thorough, accurate environmental assessments
