Multi-Site Property Manager

Lloyd Companies is hiring a Multi-Site Property Manager for our Sergeant Bluff, Iowa location. In this full-time role, you'll lead the operational and financial performance of a portfolio of properties, reporting directly to the regional management team.

Position Summary

As our Multi-Site Property Manager, you will oversee multiple properties with hands-on leadership, balancing strategic oversight with day-to-day operational responsibilities. Your focus will be ensuring each location maintains financial health, operational excellence, and strong occupancy and rental collection performance. You'll work to keep properties well-maintained and visually appealing while managing staffing levels and coordinating both preventative maintenance and capital improvement projects across your portfolio.

Your Responsibilities

• Supervise a diverse portfolio of properties to ensure alignment with budget targets and financial goals
• Lead and manage property staff, ensuring adequate staffing levels and consistent service quality
• Maintain high curb appeal and property standards that attract and retain tenants
• Drive occupancy rates and oversee rental collection to meet or exceed organizational targets
• Plan and coordinate preventative maintenance schedules and capital expenditure projects across all managed locations
• Report to the regional manager with regular updates on property performance and budget status
• Support the regional management team with strategic initiatives and process improvements

Who We're Looking For

• Proven experience in multi-site property or real estate management
• Strong financial management skills with the ability to track budgets and identify cost-saving opportunities
• Leadership experience managing teams and staff across multiple locations
• Demonstrated ability to improve and maintain property conditions and tenant satisfaction
• Organizational skills to prioritize maintenance, staffing, and collection activities
• Ability to work collaboratively with regional management and other company departments
