The City and County of Honolulu is recruiting a Real Property Appraiser V (SR-24) to join the Land Division within the Department of Design and Construction. This is a full-time position based in Wake Island, Honolulu, offering an opportunity to deliver professional, independent property valuations that directly support the City's real estate decisions and asset management.

About the Role

As a senior property appraiser with the City, you will focus on individual property valuations rather than mass assessment work. This role emphasizes independent judgment, technical expertise, and direct responsibility for high-stakes appraisals that inform municipal acquisitions, dispositions, and strategic property decisions. You'll work with complex property types and unique valuation scenarios across Honolulu's diverse real estate market.

What You'll Do

  • Conduct thorough, defensible property appraisals for individual parcels using appropriate methodologies and market analysis
  • Review comparable sales data, property records, and market conditions to develop accurate valuations
  • Prepare comprehensive appraisal reports documenting methodology, findings, and conclusions
  • Collaborate with internal departments, external parties, and legal counsel on valuation matters
  • Stay current with local and state appraisal standards, market trends, and regulatory requirements
  • Mentor junior appraisers and provide quality assurance review of appraisal work

What We're Looking For

  • Valid Hawaii State appraiser license at the level required for senior appraisals
  • Minimum 7+ years of professional property appraisal experience
  • Demonstrated expertise in individual property valuation methods and analysis
  • Strong knowledge of Hawaii real estate markets, property types, and local valuation practices
  • Excellent written and verbal communication skills
  • Ability to work independently, manage multiple assignments, and meet deadlines
  • Professional judgment and attention to detail in technical appraisal work
