Property Manager

Are you a detail-oriented professional ready to lead the day-to-day operations of residential properties? AMDG Holdings LLC is hiring a full-time Property Manager to oversee our apartment communities in Rockford, Winnebago County, and make a real difference in residents' living experience.

The Opportunity

This is your chance to take ownership of the complete property management operation across our residential portfolio in Rockford. You'll manage everything from leasing and occupancy to finances, maintenance, and tenant relations—building strong communities while ensuring operational efficiency and profitability for AMDG Holdings LLC.

Your Responsibilities

• Oversee daily operations of apartment complexes, ensuring properties meet company standards and lease requirements
• Market vacant units and manage the leasing process to maximize occupancy and rental revenue
• Build and maintain positive relationships with residents, respond to concerns, and address maintenance requests promptly
• Manage property budgets, oversee financial operations, and track income and expenses
• Coordinate and supervise maintenance staff and contractors, prioritizing repairs and preventive upkeep
• Enforce lease agreements consistently and fairly, including rent collection and lease violations
• Prepare comprehensive performance reports for senior management, documenting occupancy, finances, and operational metrics
• Conduct property inspections to ensure cleanliness, safety, and code compliance

What We're Looking For

• Proven experience managing residential properties or apartment communities
• Strong knowledge of property management practices, tenant laws, and Fair Housing regulations
• Excellent communication and customer service skills, both written and verbal
• Solid organizational and multitasking abilities to juggle leasing, maintenance, and finances
• Proficiency with property management software and Microsoft Office
• Problem-solving mindset and ability to handle conflicts and emergencies professionally
• High school diploma or equivalent; bachelor's degree in business or related field is a plus
• Valid driver's license and reliable transportation
