About the Role
FULTON GRACE seeks an experienced Utility Property Manager to manage utility accounts, contractor relationships, and property operations across our Chicago properties. This role combines administrative oversight with hands-on coordination to maintain operational efficiency and compliance across our portfolio.
What You'll Do
- Manage utility accounts (electric, water, gas, telecommunications) and service agreements for assigned properties
- Coordinate with vendors, contractors, and service providers to address maintenance and repair needs
- Monitor utility consumption patterns and identify cost reduction and efficiency improvement opportunities
- Ensure all properties comply with Chicago, Cook County, and state building codes and regulations
- Respond to urgent maintenance issues and oversee timely resolution of operational problems
- Maintain comprehensive records of utility accounts, service contracts, and maintenance histories
- Communicate with property residents and management on utility services and facility updates
- Prepare regular reports on utility expenses, maintenance activity, and operational performance
What We're Looking For
- Demonstrated experience in property management, facilities management, or utility operations
- Strong familiarity with utility billing systems and standard property maintenance procedures
- Proven ability to manage vendor relationships and negotiate service contracts
- Excellent organizational, written, and verbal communication skills
- Proficiency with property management software and standard office applications
- Working knowledge of Chicago and Cook County building codes and regulatory requirements
- Ability to juggle multiple properties and respond quickly to operational priorities
- Professional judgment and strong attention to accuracy
