Land Acquisition Project Manager at PulteGroup in Mason County, Kentucky leads the identification, evaluation, and securing of land parcels that support the company’s residential development pipeline. This full‑time position works closely with cross‑functional teams to move opportunities from initial concept through due diligence and closing.
About the Role
As a Land Acquisition Project Manager, you will own the end‑to‑end process of locating and acquiring suitable land for new home communities. You will collaborate with market analysts, finance, design, and legal partners to ensure each parcel meets strategic goals, financial criteria, and regulatory requirements. The role is based onsite in Mason County, Kentucky, and requires regular travel to prospective sites and meetings with stakeholders.
What You'll Do
- Conduct market research and feasibility studies to identify growth corridors and target parcels.
- Prepare and present land acquisition proposals, including financial models and risk assessments.
- Negotiate purchase options, contracts, and amendments with landowners, brokers, and intermediaries.
- Coordinate due diligence activities such as title reviews, environmental assessments, surveys, and zoning verification.
- Liaise with municipal planning departments to understand entitlement processes and secure necessary approvals.
- Maintain an organized pipeline of opportunities, tracking milestones, deadlines, and documentation in CRM systems.
- Support the handoff of acquired land to development teams for master planning and construction.
- Prepare regular status reports for senior management and contribute to forecast accuracy.
What We're Looking For
- Bachelor’s degree in real estate, business, finance, civil engineering, or a related field (or equivalent experience).
- Minimum of three years of experience in land acquisition, real estate development, or a closely related field.
- Proven ability to negotiate complex agreements and drive transactions to closing.
- Strong analytical skills with proficiency in financial modeling, Excel, and data visualization tools.
- Familiarity with GIS mapping, title research, and local land‑use regulations.
- Excellent communication and interpersonal abilities for building relationships with diverse stakeholders.
- Detail‑oriented with solid project‑management capabilities to handle multiple concurrent projects.
- Valid driver’s license and willingness to travel throughout the region as needed.
