Maintenance Supervisor

RAM Partners, LLC is seeking a Full-Time Maintenance Supervisor to lead the maintenance team at its Madison, Madison County property.

About the Role

The Maintenance Supervisor ensures that all facilities, grounds, and equipment operate safely and efficiently. This position oversees daily maintenance activities, coordinates repairs, and supports a high‑quality living experience for residents.

What You'll Do

• Plan, assign, and supervise the work of maintenance technicians and groundskeepers.
• Develop and implement preventive maintenance schedules for HVAC, plumbing, electrical, and building systems.
• Respond to emergency service requests and oversee timely resolution of urgent repairs.
• Maintain accurate records of work orders, inspections, and inventory of supplies and parts.
• Ensure compliance with local safety codes, OSHA regulations, and company policies.
• Coordinate with external vendors for specialized services and manage service contracts.
• Conduct regular property inspections to identify maintenance needs and prioritize tasks.
• Train and mentor staff on best practices, proper tool use, and safety procedures.
• Assist in budgeting for maintenance operations and monitor expense control.

What We're Looking For

• Proven experience supervising maintenance teams in multi‑family residential or similar settings.
• Strong knowledge of building systems, including HVAC, plumbing, electrical, and general repairs.
• Ability to read and interpret blueprints, schemaintness, and technical manuals.
• Excellent organizational skills with a focus on prioritizing work orders and managing time effectively.
• Effective communication abilities for interacting with residents, staff, and contractors.
• Commitment to safety standards and a proactive approach to hazard identification.
• Valid driver’s license and reliable transportation for site visits.
• High school diploma or equivalent; technical certification or trade school training is a plus.
