Rental Property Manager

As the Rental Property Manager for Sand Companies Inc, you will serve as the on-site leader responsible for the smooth running of a 48-unit apartment community. This role blends resident relations, leasing, financial oversight, and property upkeep, making you the key point of contact for residents, vendors, and ownership alike. Key Responsibilities

• Oversee the daily operations of EMRI Apartments and ensure the community runs efficiently.
• Manage leasing activity, screen applicants, and work to maintain strong occupancy levels.
• Build positive relationships with residents and respond promptly to their needs and concerns.
• Coordinate maintenance, repairs, and turnover work with vendors and on-site staff.
• Monitor budgets, collect rent, and keep accurate operational and financial records.
• Ensure the property remains compliant with applicable housing regulations and company standards.

Qualifications

• Prior experience in residential property management or a closely related field.
• Strong organizational skills and the ability to juggle multiple priorities on site.
• Excellent communication and customer-service abilities for working with residents and vendors.
• Comfort with leasing, rent collection, and basic property financials.
• A dependable, dedicated approach and availability to work full-time on location in Dubuque, Iowa.
