About the Role

As Concept Design Staff at Dwell Design Studio, you will lead the conceptual layout and building plan development for intricate multi-family and mixed-use projects. Working from our Sandy Springs office, you will balance creative design with the practical demands of code, zoning, and client priorities to deliver layouts that are both efficient and inspired.

Key Responsibilities

• Develop concept designs and building plan layouts for complex multi-family and mixed-use developments.
• Convert programmatic goals, building code standards, and zoning rules into efficient, well-organized project layouts.
• Coordinate directly with owners to confirm that essential project requirements are reflected throughout the design.
• Investigate zoning requirements for each project site and apply findings to design decisions.
• Refine layouts to optimize space, function, and compliance across every phase of concept development.

Qualifications

• Demonstrated ability to design and lay out building plans for multi-family and mixed-use projects.
• Strong command of building code and zoning requirements, with the skill to translate them into workable designs.
• Capacity to interpret programmatic requirements and resolve them into efficient layouts.
• Comfort communicating with owners and stakeholders to keep critical requirements front and center.
• Detail-oriented approach to researching and applying site-specific zoning considerations.
