Residential Project Manager

Schaeffer Homes is hiring a full-time Residential Project Manager to lead home construction projects at our Middletown, Delaware location in New Castle County.

About the Role

In this position, you will own the full project lifecycle — from initial site preparation through final walkthrough — ensuring each home is delivered on schedule, within scope, and to the quality standards our buyers expect. This is an on-site role based out of our Middletown, DE operations, serving communities across New Castle County.

What You'll Do

• Manage all phases of residential construction projects, maintaining tight coordination across scheduling, procurement, and field execution
• Recruit, schedule, and supervise subcontractors and trade partners, holding each accountable to timeline and quality benchmarks
• Conduct regular site inspections to verify workmanship, safety compliance, and conformance with approved plans and local building codes
• Track project budgets, flag cost variances early, and partner with leadership to keep projects financially on target
• Serve as the primary point of contact for homeowners throughout the build, communicating progress clearly and resolving concerns promptly
• Read and interpret construction drawings, specifications, and permits to guide on-site decision-making
• Identify and resolve field issues before they escalate, keeping crews productive and timelines intact
• Coordinate municipal inspections and ensure all permit milestones are met on schedule

What We're Looking For

• Demonstrated experience managing residential construction projects from groundbreaking to certificate of occupancy
• Solid knowledge of residential building codes, inspection processes, and construction methods
• Proven ability to coordinate multiple subcontractor trades simultaneously across active job sites
• Strong blueprint and specification reading skills
• Excellent organizational ability with a track record of meeting project deadlines
• Clear, professional communication skills with both field crews and homeowner clients
• A collaborative, solutions-first mindset and the drive to deliver homes that exceed expectations
